Asphalt sealcoating is one of the most important elements of a pavement maintenance program.

Sealcoat material can be a coal-tar or asphalt based emulsion. This material is often applied in 2 coats and is used to protect off-highway asphalt pavement surfaces against the adverse effects of many environmental factors including the sun, water, gasoline, oils and salt.

Asphalt sealcoating is a very effective way to maintain your parking lot and protect it against the elements that can damage asphalt pavement surfaces. Sealcoating should be performed 90-120 days after the initial asphalt installation and then on a regular basis thereafter. We recommend every 3-4 years. These preventative maintenance schedules will double the life expectancy of your asphalt parking lot and your original investment.

Restriping of your parking lot is performed after sealcoating. It can also be done on a regular basis even if you haven’t recently sealed your parking lot. It is an inexpensive way to “dress up” your property, giving it that burst of curb appeal to attract new residents, tenants and prospective customers.
